The ground
Clay-with-flints · chalk
Woodcote is mapped on Clay-with-flints over chalk. The British Geological Survey describes it as sandy clay with abundant flints.
Expect heavier, slower-draining soil than on open chalk, and plenty of flints when digging post holes or footings.
Planning
Chilterns National Landscape · no conservation area
Woodcote is inside the Chilterns National Landscape, which counts as designated land. An outbuilding at the side of a house needs planning permission, and anything built more than 20 metres from the house — sheds, enclosures, even a pool — is capped at 10 square metres in total without planning permission.
There’s no conservation area within a kilometre of the village centre. A boundary up to two metres tall, or one metre alongside a road, normally needs no planning permission.
