The ground
River gravel · Gault clay
Berinsfield is mapped on river sand and gravel lying on Gault clay. Within half a kilometre, to the north-east, the Gault is mapped right at the surface.
The gravel drains freely. Where the Gault is near the surface, though, expect heavy, slow-draining soil that cracks in dry summers — and the British Geological Survey includes Gault among the clays most susceptible to shrink-swell.
Planning
Standard householder rules
No conservation area or National Landscape applies at, or within a kilometre of, the village centre, so the standard householder rules apply. A new fence, wall or gate up to two metres high — one metre next to a road — doesn’t usually need planning permission.
Paving a front garden? A new surface covering more than five square metres has to be permeable — or drain to a lawn or border — to stay within permitted development. Hedges don’t need planning permission as such, unless a planning condition or covenant restricts planting.
